The landlords who spend the least are the ones who stop choosing. Settle on two or three repeat specifications and every future void becomes a phone call rather than a decision.

  • One twist for dry rooms

    A mid weight twist in a mid grey or beige hides more than a pale or a very dark carpet and does not date between tenancies.

  • One vinyl for wet rooms

    Wood or tile effect sheet vinyl in kitchens, bathrooms and utilities. Cheaper to replace and it survives a washing machine leak.

  • One stain-resistant option

    For pet-friendly lets, where an argument over a single mark costs more in admin than the carpet did.

  • Roll ends for the odd room

    One box room damaged by one tenant does not justify a full roll.

What actually fails first in a let

Stairs, the first metre inside the front door and the strip in front of the kitchen sink. Everything else usually survives the tenancy.
